Your parking lots and drives are a significant capital investment.

In the Fargo–Moorhead climate they take a beating. Severe freeze‑thaw cycling, heavy traffic and the rigors of winter maintenance all accelerate deterioration. Pavement maintenance is preventive work: sealing water out and repairing small failures early costs a fraction of resurfacing or full reconstruction later. Every job is scoped and priced on its own, you are never locked into a multi‑year agreement to get the work done.

Pavement Maintenance

What we do.

Pavement work is quoted per project after a walk of the property. Pick a category to see the scope.

Crack sealing & filling

Water infiltration through cracks is the single largest driver of pavement failure in our climate. Sealing cracks is the lowest‑cost, highest‑return work available on an asphalt lot.

01

Clean & rout

Cracks are cleaned and routed so sealant bonds to sound pavement instead of debris.

02

Hot‑pour rubberized sealant

Flexes with freeze‑thaw movement rather than cracking back open in the first cold snap.

03

Stops the failure cycle

Keeps water out of the base, the mechanism behind potholes, alligatoring and edge failure.

04

Annual program

Best performed yearly. Cheapest service on the list and the one we recommend first.

Crack sealing

Sealcoating

A protective surface layer that shields asphalt from UV oxidation, fuel and chemical spills, water infiltration and general wear, and restores a clean, uniform black surface.

01

Surface prep

Power sweep, blow clean, treat oil spots and cut back vegetation at edges and joints.

02

Application

Applied at manufacturer‑specified rates by trained crews; perimeters cut in by hand.

03

Cure & phased re‑open

Sections re‑opened as they cure so the property keeps operating.

04

Re‑stripe

Layout restored to match existing or upgraded to current accessibility standards.

Sealcoating

Patching & pothole repair

Localized repair for areas that have already failed, done before any surface treatment so the patch and the lot age together.

01

Pothole repair

Failed material removed and replaced with compacted hot mix, not a shovel of cold patch.

02

Saw‑cut full‑depth patch

Clean rectangular cuts to full depth where the surface has broken up.

03

Base correction

Where the sub‑base has failed, it is excavated and rebuilt before paving back.

04

Winter emergency patch

Temporary cold patch to keep the lot safe, scheduled for permanent repair in spring.

Patching & repair

Sweeping & line striping

The finishing work that determines how the property actually reads to a tenant or customer pulling in.

01

Power sweeping

Spring sand and winter debris removal; recurring sweeps available through the season.

02

Line striping

Stall lines, fire lanes, arrows, crosswalks and hatched zones in traffic‑grade paint.

03

Accessible stalls

Van and standard accessible stalls laid out to current accessibility standards.

04

Stencils & markings

Numbered stalls, reserved markers, stop bars and directional arrows.

Sweeping & striping

Predictable, end to end.

The same four steps run every project, whether it is one panel or the whole lot. Predictability is what makes the quote match the invoice.

Property walk

We walk the lot, photograph every crack, pothole and failed section, and note drainage behavior.

Written condition report

You get a plain‑language report of what is failing, what it will cost, and what can wait. No charge.

Per‑project quote

Scope and price for the work you choose to do this year. Nothing else is committed.

Phased execution

Work split into sections with posted tenant notice so the property stays open.

Asked & answered.

The questions we hear most often from property managers evaluating Glacier for this service.

No. Pavement work is quoted and billed per project. We walk the property, tell you what it needs, and price the work you decide to do. Clients who also use us for snow or landscape often coordinate scheduling through the same account manager, but pavement itself carries no ongoing commitment.
The Fargo–Moorhead area sees some of the most severe freeze‑thaw cycling in the country. Each cycle forces water trapped in cracks and joints to expand, progressively widening those gaps and breaking down the pavement around them. Sealing water out is what interrupts that cycle.
Annual crack sealing. It is the cheapest service we offer and the one with the largest effect on how long the surface lasts. Sealcoating on a two‑to‑three year cycle is the next best investment.
Crack sealing and patching are usually same‑day per section. Sealcoating needs a cure window, so lots are typically done in halves or quarters with sections re‑opened as they cure. Tenants get posted notice in advance either way.
When cracking becomes widespread or the base has failed across large areas, maintenance stops being economical and an overlay or full replacement is the better spend. See our Asphalt page for that work, and we will tell you plainly when you have reached that point.
